The Outer Banks of North Carolina is a string of islands that stretches almost half the coastline of the state, starting at the Northern border with Virginia. It is a major tourist destination, especially for families seeking a beach house vacation rental. Finding a rental on the Outer Banks for a week or more is easy. Finding the right one takes some good research online.

1: How many people will be using the Outer Banks beach house vacation rental? Options range from 1 person to 20. Is this a romantic getaway, a family reunion or something in between?

2: What are you or the group willing to pay?  There are a variety of options depending on the number of bedrooms and bathrooms needed, the time of year you want to rent with summer is the high season, or the most expensive, the goodies you require (tvs, deck, gourmet kitchen, pool), and the proximity to the beach. Prices range from a few hundred dollars to five figures per week.

3: Decide where it is on the Outer Banks you want your beach house vacation rental. The internet again is a good resource with pictures and videos available to really get a good view of he area and the rentals. Another good source is the Outer Banks Chamber of Commerce.

4: Investigate the area rental agencies that handle much of the available rentals. The largest Outer Banks rental agencies are Village Realty, and Sun Realty. Others that should be looked at include Joe Lamb Realty, Twiddy and Company, Wright Management, Atlantic Realty and Nags Head Realty.

5: Take the eye test. Any reputable rental agency's website will have more than a few photos of each beach house vacation rental. In fact, on these websites each house should have its own profile that will include a list of amenities, the price, photos and an availability calendar that shows for which dates the house has already been reserved and which dates are open.

6: Make your choice and book your house. This should be done early in the season but you will be able to find rentals later, just not the same selection. This can be done online or by calling a customer service representative at one of the Outer Banks beach house vacation rental agencies. You will then receive a confirmation email and also a packet by traditional mail, which will include a contract detailing the agreements of the rental and requiring you to pay a deposit (typically 50 percent of the full rental fee) to guarantee your reservation.

7: Read the rental agreement you receive from your Outer Banks rental agency entirely. Some houses will charge for basics such as linens (sheets, blankets and towels) or heating for the pool.

8: Determine cancellation policies for the beach house vacation rental property. If you sign a contract and make the original deposit payment, but then have to cancel your reservation, rental agencies will try to re-rent the property for the dates you reserved. If successful, they will refund your payment minus an administrative fee (usually $100 to $200). If not, you will forfeit the full deposit payment (approximately half the full rental fee) you made.
